BSD calculator questions

BSD is a tax paid on the document signed when you buy or acquire any property in Singapore — HDB, condo, landed or commercial. It's calculated on the higher of the purchase price or market value, on a progressive tiered scale.
1% on the first $180,000, 2% on the next $180,000, 3% on the next $640,000, 4% on the next $500,000, 5% on the next $1,500,000, and 6% on anything above $3,000,000. These rates have applied since 15 February 2023.
BSD must be paid to IRAS within 14 days of signing the Sale & Purchase Agreement or exercising the Option to Purchase. For most resale transactions there isn't time for CPF disbursement, so it's typically paid in cash first and CPF is reimbursed afterward.
Yes, BSD can be paid using CPF Ordinary Account funds for HDB flats and new-launch private properties where there's time for CPF processing. For resale private property, it's usually paid in cash within the 14-day deadline and reimbursed by CPF afterward.
